Melrose Street DADU

This Melrose Street DADU project takes full advantage of high, vaulted ceilings to create an open and airy atmosphere, while a vibrant red front door provides a welcoming and stylish entry. Despite its compact footprint, the home features a meticulously planned kitchen with full-size appliances, white quartz countertops, and dark gray cabinetry that adds a modern, sophisticated touch.

The interior flow is centered around maximizing every inch of living space. A standout feature is the thoughtful storage solutions, including a walk-through utility closet that neatly houses a stacked washer and dryer and the water heater, plus a hidden storage area in the bedroom. Large, strategically placed windows flood the living area and bedroom with natural light, including a nook area in the master suite that offers views of the surrounding neighborhood.

University Place DADU

Our University Place DADU project is a premier example of modern, high-ceiling design paired with premium finishes. The exterior features a wrap-around porch supported by natural wood columns, creating a seamless indoor-outdoor transition. To ensure a clean, high-end look, we worked through complex local requirements to transition all utility lines underground, maintaining the property’s curb appeal and long-term value.

Inside, the home opens into an expansive kitchen and living area that feels grand thanks to the soaring vaulted ceilings and oversized black-framed windows. The kitchen, features a quartz-topped peninsula, a deep farmhouse-style apron sink, and black pendant lighting. Every detail—from the stainless steel appliances to the custom tile backsplash—was selected to provide a luxury living experience in a compact, efficient footprint.

North 37th St. Garage Conversion

This 750-square-foot garage conversion on North 37th Street highlights space optimization and modern design. By transforming an underutilized garage into a two-bedroom, one-bathroom DADU, we’ve created a high-functioning home that feels remarkably open and bright. The floor plan centers around a large peninsula kitchen equipped with stainless steel appliances, white cabinetry, and a walk-in pantry, providing ample storage and prep space that rivals a full-sized residence.

Efficiency plays a key part here, featuring a clever walk-through closet that discreetly houses a stacked washer and dryer and water heater, keeping the main living areas clutter-free. Large windows and high ceilings allow natural light into bedrooms and living area, while recessed lighting ensures the space remains warm and inviting. This project highlights a, “done-for-you” housing solutions that provide privacy for the primary residence while offering a luxurious living experience for the DADU occupants.

Proctor Garage Conversion

This Proctor district Garage Converstion is an example of how a garage conversion can be transformed into a high-end, functional living space. Working in partnership with Anne Curry of Anne Curry Homes, our team took a pre-existing structure and navigated the permitting process quickly—completing the entire project from start to finish in just six months. The exterior sets a contemporary tone with its slate-gray horizontal siding, crisp white accents, and a distinctive geometric paver walkway that provides a clean, low-maintenance approach.

The interior reveals an unexpectedly spacious two-bedroom, one-bathroom layout, featuring an oversized living area and a modern kitchen. The design emphasizes an open-concept flow, highlighted by light-toned wide-plank flooring, recessed LED lighting, and high ceilings that create an airy, expansive feel. Every square foot is optimized for modern living, including a dedicated laundry closet with a stacked washer and dryer, stainless steel appliances, and sleek quartz countertops.

Vassault DADU

The Vassault DADU project is a great example of a modern, two-story “split-entry” design that blends comfort with utility. This build features a unique and highly functional layout: two-car garage and workshop on the ground level, with a complete two-bedroom, one-bathroom home above. The exterior is finished in a clean, white board-and-batten style with bold black accents.

Inside, the upper living area feels expansive and bright. The open-concept kitchen is a centerpiece of the home, designed by our in-house designer, Elisa, to include dark cabinetry, white quartz countertops, and a large peninsula that flows directly into the living space. This project highlights our ability to create custom, high-end plans that maximize both the footprint and the potential of a property.

North End Tacoma DADU

Located in North Tacoma, this two-bedroom, two-bathroom DADU was specifically designed as a high-functioning multi-generational living solution. This project was tailored to provide a private, independent residence for their daughter while seamlessly integrating with a main house we had previously remodeled. The exterior features classic white shingle siding with bold black accents, including a spacious two-car garage that adds significant utility to the property.

The interior layout is flexible, featuring a unique “reverse” living arrangement. The ground floor houses a versatile space perfectly suited for a home office or guest room, complete with its own dedicated laundry area. Upstairs, the home opens into a bright, expansive living area and a full kitchen with white cabinetry and stainless steel appliances. Bold, personalized color palette and “split-level” feel was custom-tailored to reflect the occupant’s personality and personalization preferences while maintaining a high standard of craftsmanship.

Pierce County DADU

This 480-square-foot DADU is the perfect example of how a compact footprint can still offer a premium, full-scale living experience. Designed for those who value efficiency without compromising on style, this unit features a contemporary kitchen equipped with sleek cabinetry, white quartz countertops, and full-size stainless steel appliances. The open-concept layout and wide-plank flooring create a seamless flow from the kitchen into an inviting living area, making the space feel significantly larger than its physical dimensions.

The unit’s sophisticated design extends into the private quarters, featuring a spacious bedroom with a large walk-in back closet for ample storage. The bathroom is a standout highlight, showcasing high-end custom tile work in the shower and modern fixtures that provide a spa-like atmosphere. Every detail has been considered for maximum utility, including a dedicated laundry closet with a stacked washer and dryer, ensuring that this unit is move-in ready and fully functional for a tenant or family member.

Backyard DADU

Tucked away in this backyard setting, this 614-square-foot DADU combines high-end architecture with “tiny home” efficiency. The exterior features an olive-green palette with white trim and a modern shed-style roofline. The interior is defined by vaulted ceilings and an open-concept layout that flows effortlessly from the kitchen to the living area. The kitchen is fully equipped with full-size stainless steel appliances, white cabinetry, and a spacious island that doubles as a dining hub. Large windows and strategically placed dormers flood the home with natural light, while high-end finishes—like the custom-tiled bathroom and wide-plank flooring—ensure the space feels like a luxury primary residence.

North 30th St. DADU


Our North 30th DADU project is an example of a “garage-plus” build, designed to maximize both utility and residential luxury. Located with alley access to a spacious two-car garage, the a primary entrance is situated away from the main street, creating a private side patio and entrance that is shared harmoniously between the main residence and the new dwelling.

Inside, the 780-square-foot layout features a modern “reverse living” design with a stunning two-bedroom, one-bathroom suite located on the upper floor. With plenty of extra parking and a layout that feels incredibly expansive, this project demonstrates a seamless transformation of a traditional garage footprint into a high-value, multi-functional space.

Ferdinand St. DADU

This Ferdinand DADU project is one of our most expansive builds to date, featuring a massive 1,000-square-foot living unit situated above an equally impressive 900-square-foot garage. The exterior maintains a clean, modern aesthetic with soft gray horizontal siding and a professional-grade concrete driveway. This project required expert technical navigation, as we installed a custom grinder pump system to manage sewer lines that were significantly below street grade—a $15,000 investment that ensured the lot’s long-term viability and functionality.

The interior of the upper residence features vaulted ceilings and high-end wide-plank flooring throughout. The kitchen features dark cabinetry, a massive waterfall-style peninsula with white quartz countertops, and a full suite of stainless steel appliances. Because this build sits above such a large garage and workshop, it offers the ultimate “flex-space” solution for homeowners who need a full-sized secondary home without sacrificing massive storage or hobby space.

Point Defiance DADU

 This Point Defiance DADU is an example of modern backyard living, designed with a focus on seamless indoor-outdoor integration. The exterior features a white board-and-batten finish coupled with a custom-built natural wood deck. This outdoor space offers a private, elevated area for relaxation outside from the main living quarters.

Inside, the one-bedroom, one-bathroom home features a kitchen that serves as the heart of the residence. The design features a waterfall quartz island, white cabinetry, and stainless steel appliances—including a deep farmhouse sink and a modern vent hood. Large windows and a cohesive palette of cool grays and warm wood tones create a bright atmosphere throughout the open-concept floor plan. This project was a wonderful experience of working closely with the client to hear their preferences and customizations, and ultimatly bring their vision for this space to life!

Boise construction costs are broadly comparable to the Tacoma market — our completed projects range from the low $200s for a 448 sq ft McKinley model to $350,000+ for a fully finished 1,000 sq ft build. Ada County permit fees and Idaho Power utility connection costs affect the final number.

What are the setback rules for a DADU in Boise?

City of Boise requires a minimum 3-foot side setback and 6-foot rear setback for DADUs in most residential zones, though these can vary. ACHD right-of-way along alleys may also limit buildable area. We verify your specific parcel before design begins.

How long does it take to build a DADU in Boise?

From consultation to certificate of occupancy, most Boise projects run 10–14 months. Boise Development Services has improved permit timelines, but Idaho Power utility coordination can add 2–4 months depending on your location and service capacity.
